Every room, insidethe walls youalready own.
A whole-house interior renovation reworks finishes, services and usually structure — without adding a square foot. The scale is what makes sequencing, not carpentry, the hard part.
At this scale, sequencing is the whole job.
Renovating one room is a carpentry problem. Renovating every room at once is a logistics problem — and the difference between a project that runs eight months and one that runs fourteen is almost never the quality of the trades.
Everything has an order. Structural changes before services, services before insulation and board, board before finishes, and every trade wants the site to itself. Get the order wrong and crews arrive to find the work in front of them not ready, which is how a schedule quietly doubles.
It is also the point at which the decision to stay in the house or move out stops being a preference and becomes a cost line. Both are legitimate. They should be priced separately so you can see what each one is actually worth to you.

Finished kitchen · Lakewood
Six layers, and they come in this order.
Structure first
Any wall coming out, any beam going in, any opening changing. Everything downstream depends on it.
Services
Electrical, plumbing and HVAC. On older stock this is frequently replacement rather than extension, and it is better to know that early.
Envelope & insulation
The one time the walls are open. Insulation and air sealing done now costs a fraction of doing it later.
Finishes
Board, trim, paint, flooring, tile. The visible part, and the smallest share of the risk.
Kitchens & baths
The wet rooms, which have the longest lead times and drive the critical path more than anything else.
Living arrangements
Dust containment, a working bathroom, somewhere to cook — or a plan to move out. Priced deliberately either way.
Read the exclusions list before the inclusions list. On a whole-house renovation it is far more informative, and it is where two bids that look a long way apart usually turn out to be measuring different things.
Six steps, and the first one is a phone call.
Discovery call
A short call to understand the project, the property and whether we are the right fit.
Job walk
We look at what is actually standing — structure, services, access.
Design
Drawings worked through with you, so you approve a plan rather than imagine one.
Engineering & permitting
Structural engineering and the permit set, handled by us.
Construction
One project manager, and a job site kept clean because you usually still live here.
Walkthrough
We finish the list you write, not the one we think is left.
Toby and his team are top notch, the attention to detail and the patience they had working with me was not only appreciated, it made the stressful experience of construction work on my home much less stressful!

Tell us what you are trying to end up with and whether you plan to live here through it. Both answers change the sequence, and the sequence is the project.
