The Work

The wall you want gone is the whole conversation.

Almost every remodel worth doing runs into the same moment: the layout you actually want requires removing something that is holding the house up. What happens next is what separates a remodelling company from a decorating company.

Taking out a load-bearing wall is not a demolition task. It is an engineered beam sized for a calculated load, posts that land on something capable of carrying them, a load path continuing down through the floors to a footing that can take it, and temporary shoring holding the house up in the meantime. On a house older than about thirty years, it also means finding out what somebody already did to that framing in 1994.

We do that work ourselves rather than subcontracting it out, which means the person who priced it, the person who engineered it and the person who builds it are the same accountable team. When something turns up behind the plaster, it is our problem to solve, not yours to referee.

What We Do

Six kinds of remodel, one set of problems.

They differ in scale, not in kind. Every one of them turns on the same three questions: what is holding this up, what is inside these walls, and what will the building department want to see.

Whole-home remodels

Everything but the shell, and sometimes a new structure underneath it. The highest-ticket work we do and the least forgiving of a bad plan.

Full interior renovations

Every room reworked inside the existing envelope — finishes, services, and usually some structure.

Layout reconfiguration

Changing how the plan works rather than how it looks. Almost always a structural project wearing a cosmetic label.

Structural remodeling

Load-bearing removal, engineered beams, shoring, underpinning and new foundations under a standing house.

Kitchen remodeling

Inside the footprint or opened into the rest of the house — the second one is a structural job.

Basement finishing

Ceiling height, egress and moisture decide whether you get legal living space or an expensive rec room.

If your project is genuinely cosmetic — paint, flooring, a run of cabinets, no walls moving — we will tell you that and suggest you use a specialist. You will get it faster and cheaper than we can do it.

The Part Nobody Quotes

You are probably still living here.

Most of our clients stay in the house through the work, which changes the job. It means dust containment that actually seals rather than a sheet taped to a doorframe. It means sequencing so there is always a working bathroom and somewhere to cook. It means the site gets cleaned at the end of the day because you are going to walk through it at seven.

On the Lakewood kitchen project the build ran behind sealed barriers so the family kept the rest of the house. That is a real cost line on the estimate, and it buys something real. Ask any contractor quoting your remodel how they intend to handle it — the specificity of the answer tells you whether they have thought about it or are hoping you will not ask.

The workers kept the job site clean, and had great attention to detail. We bought our home and had them do a full remodel down to the studs. In the end it was completed ahead of schedule and exceeded our expectations!
