Design-build in Golden — additions, whole-home remodels, structural work and custom homes, on the hillside lots and in the historic districts that make Golden different from the rest of the metro.

Golden, Colorado

In Golden, the slope of your lot is a design constraint before it is a view.

Golden publishes a hard limit that most homeowners have never heard: grading disturbance is not permitted on slopes over 25 per cent, and the hillside standards kick in once more than a quarter of a site exceeds 15 per cent slope. On a lot with a view, that is often the single rule that determines where a building can go and what an addition costs to found.

Hillside and slopeNo grading disturbance on slopes over 25%Golden’s standard is explicit: grading disturbance shall not occur on slopes over 25 per cent, and the hillside standards are triggered when more than 25 per cent of a site exceeds 15 per cent slope. On sloping lots this decides building placement, foundation design and cost before anything else does. Note the source document predates a zoning rewrite completed in 2025, so we confirm the current text before design.
Historic districtsCertificate of Appropriateness, 4 to 6 weeks aheadGolden has historic districts on 8th and 9th Street, 12th Street and East Street. Exterior work there requires a Certificate of Appropriateness, and applications are due four to six weeks before the monthly board meeting — so the calendar, not the drawing, is usually the critical path. A COA for compatibility is free; a COA for demolition is $500.
Plan review timesThe best published targets in the metroGolden publishes its targets: residential work requiring review at 15 working days, and a new single-family home at 20 to 25 working days. Very few Front Range jurisdictions publish anything at all, and only Centennial, Parker, Greenwood Village and Cherry Hills Village publish comparable figures. It makes a Golden schedule genuinely plannable.
Building code and ADUsBoth need confirming, and we doGolden’s published material conflicts on the residential code edition — one live city page still cites 2021 — and its published ADU page still requires owner-occupancy, one parking space, a maximum of three occupants and 800 sq ft or 50%, with no reference to Colorado HB24-1152. Since Golden is a subject jurisdiction under that law, the published page and the state floor do not agree. We confirm the current standard with the city rather than quoting either.

Verified against official City of Golden and Colorado Department of Local Affairs sources as of August 2026. Code editions and ADU rules change, and several Front Range jurisdictions are mid-revision right now. Treat this as the starting point for your project, not as legal advice, and confirm the current standard with the Golden Planning and Building Divisions before you commit to a design. We do that on every job as a matter of course.

Straight Answers

Golden questions we get asked.

Can I build on a steep lot in Golden?

It depends on the slope, and the limit is specific. Golden’s standard states that grading disturbance shall not occur on slopes over 25 per cent, and the hillside standards are triggered once more than 25 per cent of a site exceeds 15 per cent slope. On a view lot this usually determines building placement and foundation design before anything else. The source document predates a zoning rewrite completed in 2025, so we confirm the current text with the city before design.

My house is in a Golden historic district. How long does review take?

Plan on the calendar rather than the drawing being your critical path. Golden’s historic districts are on 8th and 9th Street, 12th Street and East Street. Exterior work needs a Certificate of Appropriateness, and applications are due four to six weeks before the monthly board meeting. A compatibility COA is free; a demolition COA is $500.

Can I build an ADU in Golden?

Golden is a subject jurisdiction under Colorado HB24-1152, so the state floor applies: one ADU where single-unit detached homes are allowed, decided administratively with no public hearing, on objective standards, with no permanent owner-occupancy commitment and generally no new parking requirement. Golden’s own published ADU page still describes owner-occupancy, one parking space, a three-occupant maximum and an 800 sq ft or 50 per cent cap, and makes no reference to the state law. Those two do not agree, so we confirm the current position with the city rather than quoting either.
