Most houses are not too small. They are badly arranged.
A great many people who think they need an addition actually need the same square footage arranged differently. That is a cheaper answer and a faster one, and it is worth testing seriously before you commit to building anything new.
Older Front Range housing stock was planned around habits people no longer have: a formal dining room used twice a year, a kitchen closed off from everywhere, a hallway eating floor area, bedrooms sized identically regardless of use. Reworking that plan can transform how a house feels without touching the footprint or the roof.
The catch is that the walls in the way are frequently holding something up. Layout reconfiguration is therefore a structural discipline more than a decorative one, and the price is driven by what is above the wall rather than by what the new room looks like.

Opening up
Removing the wall between kitchen and living space. The most requested change, and the one most likely to be structural.
Reclaiming circulation
Hallways and landings are floor area doing very little. Recovering them often finds a whole room’s worth of space.
Repurposing rooms
The formal dining room becomes a study, the fourth bedroom becomes a proper primary bathroom.
Moving wet rooms
Relocating a kitchen or bathroom is possible, and it is priced by drainage and fall rather than by fixtures.
Daylight
Where windows are, and where they should be. Changing an opening in an exterior wall is a structural change too.
Stairs
Relocating or reworking a stair reshapes both floors at once, and it is one of the few moves that can genuinely add usable area.
Test this before you price an addition. If replanning gets you eighty per cent of what you want for a fraction of the cost and none of the setback problems, that is worth knowing before you commit to new foundations.
