Lakewood Whole Home Remodel – Kitchen, Bath, Patio & Trim

Project Overview:

New Addition with a Full Basement Extension

South Corona Street in Englewood, AAA Home Improvements completed a transformative home addition and full renovation under the Fannie Mae HomeStyle program.
The existing home already featured a partial basement, but this project expanded the home’s footprint by adding a new addition with a full basement extension, creating valuable new living space above and below grade.

The remodel included a new kitchen, bathroom, and bedroom on the main level, a basement bedroom with egress window, and comprehensive upgrades to the roof, framing, mechanicals, insulation, and finishes throughout.

Create More Room In A Home You Love

How do you create more room in a home you love… without uprooting your life, switching schools, or competing in Denver’s aggressive market?

That’s exactly what this Englewood homeowner was struggling with.

They loved their mid-century home.
They loved their neighborhood.
They just didn’t love how tight everything felt as their family grew.

So they asked the same question most homeowners ask us:

“Is it even possible to add space to our home… without it looking like an obvious addition?”

This project became the answer.

And the transformation didn’t just add square footage — it changed how this family uses their home every single day.

The Homeowner’s Problem

When they first reached out, they felt stuck:

  • The existing layout was closed-off
  • Bedrooms were limited
  • The basement felt unfinished and unusable
  • The dining room backed up against a wall that clearly should open into something more
  • Moving was too expensive
  • Remodeling felt scary because they’d never done it before

This is where most homeowners are when they call us.

They know something needs to change…
They just don’t know what’s possible on their specific lot or with their specific home.

What We Proposed

Our design-build team walked them through a solution that immediately brought relief:

A full two-level home addition — with a new main-floor bedroom and a fully legal basement bedroom beneath it.

This meant:

  • No moving
  • No redesigning their whole house
  • No major changes to the existing footprint
  • No sacrificing the architectural character
  • A clean, seamless transformation that looks like it was always meant to be there

And this is where homeowners start to shift from
“We’re overwhelmed” → “We can actually do this.”

Complex Foundations Made Simple Supporting the Existing Home While Building the New One

Foundation Construction for This Englewood Home Addition

Building a high-quality Englewood home addition starts with a foundation that is engineered to support the new space and protect the existing structure. In this project, the clients wanted a full basement added beneath a new addition—something that requires far more than a standard concrete pour. It requires precision, engineering, and a deep understanding of Englewood soil, structural loads, and older home foundations.

Because the original Englewood home was never designed to support a basement expansion, our team engineered a permanent steel-reinforced foundation system. These aren’t temporary supports. The steel columns you see in the images were intentionally left inside the new foundation walls—becoming part of the permanent structure that will hold this addition for decades.

This is one of the key differences between a standard contractor and a specialized Englewood home addition contractor. When you’re adding livable space, especially a basement, what you don’t see behind the walls matters just as much as what you do see.

Rebuilding the Foundation for a Stronger Englewood Home

Once excavation was completed, our crew formed the new full-height concrete foundation walls. Everything had to be tied structurally back into the existing Englewood home, including:

  • Steel supports integrated into the new wall system

  • Rebar dowels drilled into the existing foundation

  • Correct engineering elevation for a seamless transition

  • Proper cold joint sealing

  • Future window and doorway preparations

These steps ensure the new addition isn’t just attached—it becomes part of the home’s structural system, fully unified with the original Englewood foundation.

With Englewood’s mixed clay and sandy soils, structural tie-ins are absolutely critical. A lesser contractor might skip this step; we never do. The long-term stability of the entire addition depends on it.

Permanent Steel Shoring Built Into the Foundation

One of the defining engineering challenges of this Englewood home addition was supporting the existing structure while excavating and building a full basement. Instead of removing the temporary supports after excavation, our structural engineer designed permanent steel shoring posts that remain inside the concrete.

This increases:

  • Load capacity

  • Foundation rigidity

  • Earth pressure resistance

  • Long-term stability for the entire home

Homeowners often don’t realize how much structural work goes into a premium addition. By showing this part of the process, we help them understand why quality construction matters—and why not every Englewood contractor can deliver this type of project.

Waterproofing the Basement for Future Living Space

Once the concrete walls cured, the foundation was fully waterproofed to meet Englewood basement construction requirements. This protects the future bedroom and living areas from moisture, ensuring the basement stays dry, comfortable, and finish-ready.

The images show:

  • A high-performance waterproof membrane

  • Drainage preparation

  • Clean concrete finishes

  • Backfill set at correct grading angles

This is the step that future-proofs the space for climate, rain cycles, and long-term durability.

A Strong Foundation for the Entire Home Addition

With the steel, concrete, and waterproofing complete, this Englewood home addition now had the one thing every remodel needs: a foundation engineered for longevity. This is the quiet, unseen craftsmanship that makes the rest of the project possible—from framing, to inspections, to the final finish work upstairs.

In short:

A flawless foundation = a flawless addition.
And that’s why this Englewood home addition will stand strong for generations.

Englewood Home Addition Framing Structural Walls, New Floor System & Roof Tie-In

Framing: Bringing Structure, Form, & Strength to the New Addition

Once the foundation had cured and inspections were complete, our team moved into one of the most exciting phases for homeowners — framing the new space and bringing the design to life. This is where the addition begins to feel real, and where the engineering behind the project becomes visible in the craftsmanship.

Because this Englewood home addition required both a new main-level floor system over the basement and new exterior walls that tied seamlessly into the existing home, precision was critical.

A New Floor System Built Over the Basement

The first step was installing a structurally engineered floor over the newly poured foundation. Every joist, beam, and hanger was placed to create a completely level, load-bearing surface that would support the new living space above. This floor system also sets the tone for future work — plumbing rough-ins, electrical routing, and interior layout flow all depend on this being done perfectly.

For homeowners, this is typically the moment where they ask:
“Will the new addition feel solid? Or like something was added on?”

This project answers that question clearly — everything was framed to feel like it has always belonged there.

Integrating the New Framing Into the Existing Structure

With the floor system in place, we began erecting the exterior and interior walls. You’ll see in the photos how each wall was:

  • Plumb, level, and perfectly aligned

  • Tied into the original structure to prevent separation over time

  • Engineered to carry the load of the new roof system

  • Properly sheathed to resist Colorado wind and snow loads

This phase also involved partially cutting back the existing roof to receive the new truss system. This is one of the most delicate parts of any home addition — and where experience matters. AAA Home Improvements ensured structural stability at every step.

Setting the Roof Trusses

With the walls complete, we brought in the new custom roof trusses. These were sized, engineered, and fabricated specifically for this Englewood addition.

Once delivered on site, our team:

  • Positioned each truss precisely

  • Braced them for safety and long-term rigidity

  • Aligned the new roof pitch to match the existing home

  • Prepared the structure for sheathing, underlayment, and roofing

Seeing the trusses go up is the moment homeowners express:
“It’s starting to look like a real room.”
That’s exactly the transformation captured in this phase of the project.

What This Framing Phase Represents

For most homeowners, framing answers three big emotional questions:

  • “Is my investment being built the right way?”

  • “Will this addition feel like part of the house, not just an attachment?”

  • “Will it stand strong for decades?”

This Englewood project shows that when the foundation, framing, and roof systems all align, the rest of the project flows beautifully — from insulation and rough-ins to drywall and finishes.

And that’s the standard we bring to every addition we build.

Englewood Bathroom Addition Interior Buildout with Custom Tile, Freestanding Tub & Dual Vanity

Interior Buildout: A Calm, Elevated Bathroom Suite Designed for Everyday Luxury

Once framing, plumbing, electrical, and inspections were complete, we transitioned into the phase every homeowner looks forward to: interior buildout. For this Englewood home addition, the bathroom was designed as a personal retreat — a spa-like space with clean lines, soft tones, and durable finishes built for long-term comfort.

This wasn’t just about adding a bathroom.
It was about creating a private oasis that elevated the overall feel of the entire home.

Custom Tile Shower With Frameless Glass

The centerpiece of the new bathroom is the custom-tiled shower:

  • Sleek dark-gray subway tile

  • Clean horizontal layout

  • Full-height niche with accent mosaic

  • Frameless glass shower door

  • Polished chrome fixtures

The visual contrast makes the shower feel modern and timeless, while the frameless glass keeps the space feeling open and bright — a common request among Englewood homeowners wanting a high-end look without closing in the room.

A Freestanding Tub for Relaxation

To soften the room’s clean lines, we added a freestanding soaking tub with a wall-mounted filler and handheld wand. The tub sits on large-format marble-look tile flooring that continues up the lower wall for a seamless, luxury-hotel aesthetic.

This is where homeowners usually say:
“This is the kind of space I could unwind in every single day.”

That emotion is intentional — the design creates a calm, restorative environment.

Dual Vanity for Everyday Functionality

The dual-sink vanity gives the homeowners room to prepare for the day without crowding. A long quartz countertop, paired with:

  • Soft-close cabinetry

  • Polished chrome faucets

  • Matching framed mirrors

  • Clean LED vanity lighting

…creates a bright, functional workspace that still feels warm and inviting.

Every detail — from outlet placement to mirror height — was planned during the design phase to match the homeowners’ day-to-day routines.

Neutral Colors, Clean Lines & Thoughtful Finishes

Every surface in this bathroom was chosen to achieve:

✔ A calm, neutral palette
✔ Easy maintenance
✔ A modern but timeless aesthetic
✔ A bright and open feel

By blending gray, white, chrome, and marble tones, the finished space feels cohesive, elegant, and welcoming — the type of bathroom that instantly increases the value of the home and dramatically enhances the quality of everyday living.

What This Bathroom Represents in the Larger Project

For many homeowners, a bathroom remodel or addition is where they ask:

  • “Will this feel like it belongs in my home?”

  • “Will it stand up to everyday use?”

  • “Will the finishes still feel modern 10 years from now?”

This Englewood home addition bathroom answers those questions clearly.

Everything — from tile layout to lighting — was crafted with intention, durability, and long-term beauty in mind.

The Finished Transformation A Complete Englewood Home Addition You Can Feel Proud Of

Final Walkthrough: A Fully Completed Englewood Home Addition Ready to Enjoy

With construction complete and the last finish materials installed, our team moved into the final walkthrough phase — the moment where craftsmanship, careful planning, and months of coordination come together in a fully realized living space.

For this Englewood home addition, the final walkthrough was more than a simple inspection. It was our opportunity to make sure the new space didn’t just look beautiful — it needed to function perfectly, feel like it belonged to the original home, and deliver the comfort and practicality the homeowners envisioned from day one.

Confirming Quality in Every Detail

During walkthrough, we verified:

  • Doors and windows open and close smoothly

  • Trim, drywall, and paint are flawless

  • Electrical fixtures and lighting work exactly as intended

  • Plumbing is tested for proper flow and drainage

  • HVAC registers and returns operate efficiently

  • Flooring is properly aligned, secured, and finished

  • Tile, grout, and caulking are sealed and clean

  • Cabinets and hardware are level, aligned, and fully operational

Nothing is left to assumption.
Every detail is reviewed with the homeowners to guarantee confidence and clarity in how their new space performs.

Ensuring the Addition Feels Seamless

One of the biggest concerns homeowners often have is:
“Will the new addition feel like it has always been part of the house?”

During the final walkthrough, that question is answered.
We review:

  • Transitions from old to new

  • Sight lines and flow between rooms

  • Continuity in flooring, trim, and finishes

  • Noise levels, insulation, and temperature balance

The goal is always the same:
A home addition should blend so naturally that guests assume the house was built this way from the beginning.

Educating the Homeowners

We also walk homeowners through:

  • Shutoff locations

  • New mechanical systems

  • Maintenance recommendations

  • Warranty details

  • Care instructions for high-end finishes and flooring

  • How and when to schedule seasonal checkups

This is part of what separates a professional general contractor from a “builder with a crew.”
AAA Home Improvements believes homeowners should walk away empowered, confident, and fully informed.

A Finished Space Designed for Everyday Living

When the walkthrough was complete, the new addition — complete with a finished basement bedroom, a high-end bathroom suite, and expanded living space — was ready for move-in.

This final step is often where homeowners take a deep breath and say something like:
“We can finally enjoy it now. It feels perfect.”

That’s the feeling we aim for on every project — and it’s the feeling this Englewood addition delivered.
