Littleton Home Addition – Bedroom & Patio Cover
PROJECT OVERVIEW —
Littleton Home Addition
This Littleton home addition transformed the northeast corner of the property into a functional, comfortable living space designed to enhance both indoor and outdoor living. The project added 292 square feet of new interior space featuring a bright, welcoming bedroom and a well-appointed ¾ bathroom, all built over a fully engineered crawlspace foundation for long-term durability.
To expand the outdoor usability of the home, we also constructed a 260-square-foot patio cover and replaced the existing patio with new stamped concrete, creating a beautiful, low-maintenance outdoor gathering area that blends seamlessly with the new addition.
Exterior finishes—including painted composite siding, vinyl windows, and 30-year architectural shingles—were chosen to harmonize with the existing home while providing enhanced protection from Colorado’s weather. Inside, the new space includes:
-
A tiled shower with acrylic pan
-
Tile bathroom flooring
-
Carpeted bedroom
-
Painted walls
-
Stain-grade trim and doors
Access to the addition was created through the existing dining room by reusing the previous window opening and header, allowing the new space to feel naturally connected to the original home.
This project showcases how a thoughtfully designed and expertly built home addition can increase functionality, comfort, and property value—while blending seamlessly with the home’s existing architecture.

Complex Foundations Made Simple Supporting the Existing Home While Building the New One
Foundation: Building a Strong, Long-Lasting Base for the Home Addition
Every successful home addition begins with one non-negotiable priority: a foundation engineered to protect the investment for decades. For this Littleton project, our team constructed a fully reinforced crawlspace foundation to support the 292-square-foot addition—carefully tied into the existing home to prevent settling, shifting, or moisture-related issues.
Many homeowners ask the same questions at the start of a project:
-
“Will this addition settle differently than the rest of my home?”
-
“What does it take to make sure the soil and footings hold up over time?”
-
“How do you ensure drainage doesn’t become a problem later?”
Our foundation process is designed to answer all of those concerns before they ever become issues.
Excavation & Site Prep: Protecting the Existing Structure
We began by excavating along the northeast corner of the home, creating proper depth for new footings and crawlspace walls. Because this property had established landscaping and nearby fencing, we planned equipment access along the north edge of the lot to minimize disturbance.
During excavation:
-
Existing soil was removed and compacted
-
Foundation tie-ins were exposed carefully
-
Drainage patterns were evaluated
-
Work areas were kept contained to protect nearby features
This step ensures the addition sits on stable, uncompromised ground—critical for Littleton clay soils.
Rebar Framework: The Strength Below the Surface
Before the concrete was ever poured, we installed a full rebar cage system engineered to match the loading needs of the new addition.
These pictures show:
-
Horizontal and vertical steel reinforcing
-
Rebar tied precisely to ensure structural rigidity
-
SureVoid forms placed to prevent soil heaving
-
Connection points drilled into the existing foundation
This reinforced skeleton is what keeps a home addition structurally sound—even through freeze-thaw cycles, shifting soils, and the test of time.
Concrete Footings & Crawlspace Walls: Poured, Formed, and Laser-Level
Next, we formed and poured the concrete footings and walls for the crawlspace. Because crawlspaces are enclosed structures, it’s essential that:
-
Wall heights are perfectly level
-
Footings meet frost-depth requirements (standard for Jefferson County)
-
Anchor bolts are placed accurately for framing
-
The new foundation ties into the existing home cleanly
The photos you provided include final pour shots and cured wall close-ups—excellent visuals to show homeowners that nothing is left to chance.
When complete, this crawlspace foundation created a structurally sound platform for the new bedroom and ¾ bathroom, matching the durability of the main home.

Framing & Structural Integration Building the Walls, Roofline & Form of the New Addition
Framing: Bringing Structure, Shape & Strength to the New Littleton Home Addition
With the crawlspace foundation complete and fully inspected, our team moved into the framing phase — the step where the addition finally begins to take shape. This is where walls rise, rooflines form, and the new bedroom and ¾ bathroom become a visible part of the home’s footprint.
For most homeowners, this is the moment where everything feels real. And for AAA Home Improvements, this is where precision matters more than ever.
Framing the Floor System Over the New Crawlspace
The first step was installing the engineered floor system over the crawlspace. This structure:
-
Creates a perfectly level base
-
Supports the bathroom plumbing layout
-
Prevents future settling
-
Ensures smooth flooring transitions into the existing dining room
Every joist, hanger, and rim board was set with careful alignment so the finished space would feel solid and seamless.
Integrating the New Framing Into the Existing Structure
With the floor system in place, we began erecting the exterior and interior walls. You’ll see in the photos how each wall was:
-
Plumb, level, and perfectly aligned
-
Tied into the original structure to prevent separation over time
-
Engineered to carry the load of the new roof system
-
Properly sheathed to resist Colorado wind and snow loads
This phase also involved partially cutting back the existing roof to receive the new truss system. This is one of the most delicate parts of any home addition — and where experience matters. AAA Home Improvements ensured structural stability at every step.
Standing Exterior & Interior Walls
Once the floor platform was completed, our crew framed the exterior walls for the new bedroom and bathroom. The images show:
-
Wall framing tied directly into the existing structure
-
Headers installed for new window and door openings
-
Proper stud spacing for structural strength
-
Nail patterns that meet Littleton building requirements
This step defines the room layout and ensures the addition blends aesthetically and structurally with the main home.
Roof Framing & Tie-In to the Existing Home
Next came the roof framing — one of the most critical steps in creating a seamless home addition.
Our team:
-
Installed rafters and roof framing over the new space
-
Connected the roofline into the existing roof structure
-
Ensured proper slope for Colorado snow loads
-
Prepared the assembly for OSB sheathing and shingles
A clean roof tie-in is essential so the addition doesn’t look “added on.” This project showcases exactly how it should be done.
A Solid Structure Ready for Mechanical Rough-Ins
Once the walls and roof were framed, the addition was ready for:
-
Electrical rough-in
-
Plumbing rough-in
-
HVAC ducting
-
Insulation
-
Exterior sheathing
This is the foundation for the interior buildout that follows — and getting this step right ensures the entire remainder of the project flows smoothly.
